The Rina Apartments have been designed with a view to minimising operating and maintenance costs and keeping the levies as low as possible. All external surfaces and common areas utilise low maintenance materials and finishes. And even though we had lots of space in which to build them, we have chosen NOT to include spa areas, steam rooms, heated swimming pools, floodlit tennis courts, fitness centres and the like, because they would have added enormously to annual maintenance and public liability insurance costs. We have a continuing vested interest in this, because we are keeping some of the apartments for our own family use, and we want to ensure that the levies remain as affordable as possible. Based on proposals we have received from strata management companies, we expect the average levy to be around $2,500 per apartment per year, inclusive of all annual administrative costs and a reasonable sinking fund for major maintenance items. The levy on the one-bedroom apartments is likely to be lower than this average, and the levy on three-bedroom apartments is likely to be a little higher. We will be able to provide firmer estimates as the as the project nears completion.
